What is Screed Flooring? Why Is It Ideal for Commercial Spaces?

In any commercial property, screed flooring is one of the most dependable choices for a demanding environment. If you’re dealing with high foot traffic and the comings and goings of heavy equipment, stock deliveries, or machinery, screed is resilient and durable. It can handle constant pressure without cracking or degrading, and provides a professional finish that’s hygienic as well as extremely hard-wearing.

Whether you’re dealing with a warehouse, showroom, office, or retail space, commercial screed flooring is cost–effective and low maintenance. At Impact Flooring, we specialise in delivering flooring solutions that meet the unique demands of commercial properties. Here is everything you need to know about screed flooring.

Laying the Groundwork: The Basics of Screed Flooring

Screed installation involves applying a base screed (typically a mixture of liquid resin combined with aggregates) over a concrete subfloor to create a smooth, level surface. This layer serves as a foundation for final floor finishes or can act as the finished surface itself. You have two options:

  • Epoxy screeds: Ideal for dry environments, epoxy screeds offer excellent strength, chemical resistance, and a smooth, sealed surface.
  • Polyurethane screeds: Particularly popular in food production thanks to their hygienic, slip-resistant, and steam-cleanable properties when laid at 9mm or more.

Epoxy and polyurethane screeds are popular in commercial and industrial flooring applications because of their superior strength, chemical resistance, and longevity. Also, unlike sheet vinyl or carpet tiles, screed creates an incredibly strong base and can be installed over damaged or worn floors, restoring them to a high standard without needing a complete floor replacement.

Why Screed Flooring is Perfect for Commercial Spaces

As any commercial property owner or facility manager knows, commercial spaces demand more from their flooring than the average environment. Heavy machinery, foot traffic, spills, and cleaning regimes are all part of the equation. The bottom line often comes down to performance and value.

Exceptional durability

Heavy-duty screed flooring has strong resistance to wear and tear. For example, in an automotive showroom, the floor needs to support the weight of vehicles and reflect a pristine, professional appearance. Screed delivers on both fronts. It stands up to everything from pallet trucks and forklifts to constant footfall and chemical spills.

A cost-effective investment

Although the upfront cost of a screed installation may be higher than other options, the long-term savings of its longevity and low maintenance quickly become clear. Its resistance to damage means fewer repairs. Its long life span means less frequent replacements. And because it can be installed quickly, business disruption is minimal. Screed is the best choice for any commercial property owner looking for durable flooring solutions.

The Commercial Advantage: Key Benefits of Screed Flooring

Beyond its inherent strength, screed offers a range of benefits that directly address the unique needs of commercial environments.

Seamless finish for easy maintenance

5One of the standout features of commercial screed flooring is its seamless finish. The smooth surface is quick and easy to clean because there are no joints or grout lines, which means no cracks and seams where dirt, dust, bacteria, or liquids can accumulate. This is particularly useful in settings where hygiene is critical.

Versatile design for customised spaces

Beyond function, screed flooring offers a lot of flexibility in design. Available in various colours and finishes, screed can be customised to align with your brand identity. At Impact Flooring, we can even incorporate your company logo or a specific colour scheme into your flooring design, which can have a striking effect in customer-facing areas like reception spaces or retail floors.

Screed installation for commercial efficiency

In a busy workspace, the last thing you need is industrial flooring that demands constant upkeep. A well-installed screed floor provides a durable, level surface that withstands daily knocks, needs no repairs, and is easy to clean. It’s designed to be low maintenance, which means one less thing for you to worry about.

Screed Flooring Installation Process

Screed installation is straightforward with a relatively quick turnaround. We apply a primer to seal the surface and help the screed bond properly, ensuring the new floor sticks securely to the base underneath. The resin (epoxy or polyurethane) is mixed with aggregate to create a thick screed. This mixture is what gives the floor its strength and durability.

The screed is spread evenly across the surface. It can be shaped to create falls or slopes towards drains if needed. We also install coved skirting, which extends the screed vertically up the wall for a flush, watertight finish (useful in hygienic or washdown environments). A seal coat may be added to minimise porosity and enhance resistance to spills, chemicals, and wear. The floor is left to cure and is usually traffic-ready within 24–72 hours.
